VENTUS CAPITAL is an owner-managed investment manager specialising in real estate private debt in Germany.
Our approach
VENTUS Capital is an owner-managed investment manager founded in 2019 and specialising in real estate private debt. Drawing on extensive real estate and financing expertise, we invest capital from globally active institutional investors in selected real estate projects in Germany.
In an increasingly challenging financing environment, private debt is steadily gaining importance as a flexible and reliable complement to traditional bank financing.
Our focus is on whole-loan financing. We develop bespoke financing structures tailored to the individual project, the capital required and the needs of our partners.
Our approach combines sound transaction expertise with short decision-making paths and efficient processes, enabling fast and reliable execution.
Investment Management
From structuring and the investment decision through execution to ongoing asset management, we actively support every investment across the entire financing cycle.
Throughout the term we continuously monitor performance, covenants and project progress. Close dialogue with our financing partners allows us to identify developments at an early stage. This is how we ensure active and forward-looking management of our investments.
Capital Advisory
We advise our partners on structuring and financing real estate transactions across the entire capital structure. In doing so we combine sound financing expertise with a broad capital markets network.
We support the sourcing of equity, mezzanine and debt capital as well as the development of suitable financing structures. Beyond that, we accompany acquisition and disposal transactions from structuring through to successful closing.

Dr. Mirko Meyer-Schönherr
Founding Partner
Mirko is a founder and partner of VENTUS Capital Management. Before founding VENTUS he was a partner at the international private equity firms PAI Partners and Apax Partners in Munich. Prior to that he was a partner at McKinsey & Company. Mirko studied at the European Business School, earned his MBA at the Darden School of Business, University of Virginia (USA), and holds a doctorate from Goethe University Frankfurt am Main.
Stephan Huber
Founding Partner
Stephan is a founder and partner of VENTUS Capital Management. Before founding VENTUS he worked as an investment manager at an investment company specialising in mezzanine capital in Munich. Prior to that he worked in asset management at one of Germany's largest listed real estate companies. Stephan earned his bachelor's and master's degrees in real estate management at Kufstein University of Applied Sciences in Tyrol.
Andreas Petzi
Partner Advisory
Andreas is a co-founder and partner of VENTUS Capital Advisors. He previously spent eleven years at a renowned investment and corporate finance boutique in Munich, five of them as salary partner. He gained further professional experience in sales and asset management at a leasing company. After training as a bank clerk, Andreas completed a degree in business administration alongside his work.
